01- DESIGN PHILOSOPHY


This Criteria is provided to give the tenant maximum design flexibility while maintaining a consistent and high quality retail environment at the mall. It is important that kiosks complement the common area as well as provide visibility and individuality to merchandise displays. Primary emphasis is on creativity, individuality, quality materials and a strong retail image. Tenants will be challenged to create unique design concepts in their finishes, lighting, signage and merchandising displays. These criteria will guide the tenant’s designer to create a kiosk that is compatible with the overall design intent of the retail environment.

Consider the location of your stand and its floor layout to ensure that key sightlines are maintained.

The maximum stand height is 1000mm, although you should vary the height to create an open and inviting design.

Create prominent signage and locate it to ensure customers can see you clearly. More impact will be created by using 3 dimensional letters and illumination on both sides of sign.


Counter design plays a vital role in the perception of the kiosk quality.


Avoid the obvious and create interesting product displays. Creating a unique design will make your stand memorable to customers. Activate all sides of the kiosk and encourage customer movement through and around the unit.

Create interesting product displays. Maximize sales through product placement

Consider quantity on display, colour blocking, classification & cross merchandising. Display product & graphics in a cohesive manner as part of a total graphic and branding package.


Illuminate your product, ensuring all lighting is directed so as not to dazzle staff or customers.

Don’t forget about everyday items that your stand will need to house.



Keep in mind how the unit will be used on a daily basis to ensure that cleaning and maintenance are easy to carry out.



2- DESIGN CRITERIA


Typical Design Constraints


All Kiosk designs and materials are subject to landlord’s review and approval. It should be understood that the landlord will review a tenant design concept with respect to neighboring tenants and make judgments that will benefit the entire mall. The following kiosk criteria are to be used by the tenant designer in the development of working drawings.



1. Size

- Maximum total footprint is 9 square meters.

- The typical size is 3000mm x 3000mm/2000mm x 2000mm; deviations from this size must be approved by the Landlord.

- No portion of kiosk may extend past the designated leased area as defined by the executed lease document. This includes tables, chairs, condiment stands, point of sales, signage, etc…

- The design must maintain a 3m clear, unobstructed mall aisle width.


2. Kiosk Structure/ Fixtures/ Detailing Fixtures:

- Entire structure shall be self supporting; no fixing to mall floor, wall or ceiling is allowed.

- Kiosk to be modular type.

- All equipment & functional elements, including POS systems/ cash registers are to be built into kiosk joinery, with all cabling concealed from shopper’s view.


- High quality fabrication will be required – attachments devices, fasteners and other mechanisms to be concealed

- Closure system: lockable counter units, cash drawers should be fully secured or removable for safekeeping; fabric curtain/ drapery type of closure systems are not permitted

Height:


- Must not block view across the mall to surrounding Tenant storefronts and signs; no solid canopy or overhead structures will be permitted

- An elevated pylon is permitted for the Tenant signage however; no portion of signage assembly shall extend beyond 2100mm AFFL. Bottom of signage to rest at 1500mm to 1800mm. maximum width of signage pylon is 600mm.


Kiosk Units/ Counters/ Showcases:


- Varying counter heights are highly encouraged to promote creativity of design.

- General counter maximum height 1000mm AFFL. Solid base element on showcases to extend to a maximum height of 600mm AFFL.

- Customer service counter height is recommended at 1000mm.

- Storage shall be concealed from the public view.

- Cash registers must be set away from service counter to center of kiosk.

- Showcases to be lit internally (refer to Lighting criteria)

- Cases must be lockable for security purposes.


- All glass cabinets to be frameless with square edge details. Joints to be finished with UV glue. No silicon joints permitted.


- Gate access: gate must be swing type and must meet all requirements of the building code. Gate must not swing into the mall; must be well integrated into the overall counter design.

- All glass sections must be tempered and Low Iron.

- Use material which provide durability to external counters- particularly corner edge protections, i.e timber, stone, corian, glass, metal polyurethane paint.

- A counters/ joinery to have 80% neutral palette finishes.

- Food Preparation area should be behind forested glass. A protected film should be applied inside of frosted glass in areas where acidic products such as lemonade are store and served.

- Grease interceptor may be required by the landlord.


Flooring:

- Demarcate your site and conceal all electrical cabling within a raised floor.

- Flooring can be one of the following: Laminated MDF, engineered timber board, stone. Alternatives will be accepted on design merit. All samples must be submitted for approval.

- Ramped edging must be used on all sides of floor; avoid exposed 90 degree corners to the flooring edges, as this can create a trip hazard.

- Raised floor with ramped edging must be incorporated into design, which calls for multiple powered units.

- Raised flooring will be required with carpet underlay to protect mall flooring; a Toe Kick detailing is required; 75mm high and 50mm deep with warm white LED illumination over acrylic diffuser. Toe Kick must be of brushed stainless steel. See diagram 1.

- Any damage to the mall floor tile or finish is to be repaired or replaced as required at the tenant’s expense.



Product Merchandising and Equipment:

- Products must be presented in a well- organized fashion
- Merchandise must be displayed on the fixtures that complement the kiosk design
- Counter height with Display units must not exceed 1000mm AFFL
- Details of merchandise display are subject to Landlord approval and therefore must be submitted for review
- No visual clutter will be permitted on counter top such as mirrors, boxes or any items not related to product display. These items must be built into the kiosk structure
- Cash registers and other miscellaneous equipments must be recessed into the counters
- Menu Boards have to be integrated into design of the kiosk.

- Menu Board are not allowed to create a wall (Menu are limited to 600mm width and may be integrated into Pylon.


3. Lighting

- Lighting is to be completely integrated into the kiosk structure or joinery. Ensure that lighting is concealed and well detailed; ensure a diffuser is used to create an even glow without visible “hotspots”.  Colored lights will not be permitted.

- General lighting to be warm white , Color temperature -3000 Lux level .

- Use LED lighting ( Level to be coordinated with Landkord).

- Exposed fluorescent fitting, incandescent bulb or neon will not be permitted

- Ensure all lighting is directed so as not to dazzle staff or customers.


2- Signage/ Branding/ Graphics

Signage


- Primary signage to be incorporated on a signage pylon However , in some cases if low profile and smaller in size signage will be subject to Landlord’s discretion,

- Signage must be LED illuminated with 3 dimensional letters and or logo projecting 18-20mm Maximum height 250 mm (No flush face box type of signage/ No “flex face” signs are permitted).

- Light box signage not permitted

- Secondary signage can be incorporated into counter design (to two sides maximum); max letter height 80mm, applied as a tone-on- tone; impression or 5mm (projection) max thickness (for Landlord review and approval)

- Sign shop drawings must be submitted from Sign Manufacturer

- Signage is restricted to Tenant’s trade name as indicated on executed Lease document. Logos are subject to Landlord’s approval. Arabic signage translation is required, subject to DED approval.

- Temporary signage, whether it is the Tenant’s brand or third party advertising is strictly forbidden

- Vertical signage, positioned in the middle of the kiosk, integrated into the POS joinery is recommended however, this will be reviewed on individual basis. Height must not exceed 2100mm AFFL, bottom of sign at 1500-1800mm AFFL

- Brand color may be applied within the designated signage zone

- No exposed conduits, tubing, wiring, transformers, or raceways

- No luminous backgrounds

- No animated components, moving or flashing

- No signs constructed of paper or cardboard, Styrofoam, stickers or decals allowed on or around the kiosk

- Tenant’s signage application will be limited to signage pylon.


Branding/ Graphics


- When the brand requires graphic placement, subtle graphic application may be permitted however, limited to certain extent- application will be behind the glass and framing mechanisms to be concealed. Frameless magnetic systems preferred over clip frame system. Any type of graphic application will be reviewed on individual basis and subject to Landlord’s approval

- Content to be submitted for approval and will be reviewed regularly

- No free standing display graphics will be permitted

- It is important to obtain DED and Dubai Municipality approval for all graphics in line with regional sensitivity


- LCD monitors are not encouraged however, it is solely Landlord’s discretion



3- Signage Pylon Design

- Create prominent signage pylon and locate it in the middle of the kiosk exception will be applied based on the location and it will be reviewed on individual basis.

- Only creative Design will be acceptable.

- Standard Design of the Pylon won’t be approved.

Standard Dimensions: Height: 2100mm AFFL

Width :  600mm Maximum

Depth : 150 mm Maximum

- Signage Pylon top to be finished properly.

- Transparent signage pylon is preferred.

- One Pylon per kiosk is permitted. Double-sided treatment.

- Full height vertical emphasis for the pylon.

- Graphic pattern treatment recommended on the signage pylon.

- Niche/display treatment to the pylon is permitted.






4- KIOSKS UNDER ESCLATOR:

- Space 600mm to be left between the kiosk and escalator wall

- Must be placed at back side of the kiosk.


Size:

The typical size for the kiosk under escalator is two types:

01- single escalator is 2000mm x 2000mm/2000mm x3000mm 02- Double  escalator is 3000mm x 3000mm





Counter:

- Different Level/color/materials must be achieved

- Creative design only will be acceptable

- Durable /quality materials only will be acceptable

- Painted MDF won’t be acceptable

- Cove light to be added

- Pop-in and pop-out to be considered on the design

- Cash counter to be placed at the back side and to be hidden from

- consumer.

- Kiosk access to be from the  back side




Signage Pylon Dimension:


Option 1: (Design will be Subject to Landlord approval.)


Backdrop wall up to 1800 mm to accommodate signage /menu / display, Width: Kiosk Width 3000mm /2000mm and Depth 150mm maximum


Option 2:


Signage Pylon with creative design located at the back of the kiosk against the escalator.

Standard Dimensions: Height: 2100mm AFFL

Width :  600mm Maximum

Depth : 150 mm Maximum








05- APPROVED MATERIALS AND FINISHES

Materials

- Kiosk Tenants must utilize materials that are upscale in quality, resist wear and dirt penetration and are easily maintained. It is the best interest of the Tenants and Landlord that display cases are constructed of the most durable and highest quality materials.

Sample board will be required for submission in order to assess quality of materials proposed

Counter design should consist of no less than 2 materials.

The landlord reserves the right to reject materials and finishes that do not comply with highest standard of quality.

5- MEP GUIDELINES


Electrical



- The electrical supply will be from mounted 13-amp double socket floor box.

- All electrical equipment, wiring, conduits, transformers, and cords are to be completely concealed from public view

- All electrical equipments, fixtures and installation shall be UL listed

- All wiring, junction boxes and other connections shall be fully concealed

- All electrical wiring to be contained within conduits

- No electrical cords are to be run across open floor areas of the mall.

- Maximum Power supply to be confirmed by tenant.


Plumbing


- For Food Tenants, water and drainage services to be verified on site

- All plumbing connections shall be concealed

- All plumbing fixtures, equipment and piping shall be contained within the Tenant’s premises (within the raised flooring)

- Waterproof membrane must be detailed in a food service plan which should also specify kiosk electrical requirements


Mechanical


Typically ventilation and air conditioning are provided through the mall common area HVAC system. However, specific uses such as food or odor producing kiosks may require additional ventilation at Tenant’s expense.


- Plumbing connections shall be concealed

- All plumbing fixtures, equipment and piping shall be contained within the Tenant’s premises (within the raised flooring)

- Waterproof membrane is required for all kiosks requiring plumbing

- Kitchen equipment must be detailed in a food service plan which should also specify kiosk electrical requirements


Note: All required approval test certificates as applicable will be required for submittal to Mall management prior to kiosk opening for trade.




6- SUBMITTAL REQUIREMENTS


All kiosk designs must be submitted to Doha Festival City Mall management for review and written approval prior to manufacture and installation. It should be understood that the landlord will review a Tenant design concept with respect to neighboring tenants and make judgments that will benefit the entire mall


Design Can be submitted into two stages; Preliminary Design Submission & Detailed Design Submission.

Preliminary Design Concept Submission: Must submit the following documentation:

- 3D perspective sketch and colour elevation of proposed kiosk

- Example product display / Merchandising Plan

- Photo of previous kiosk as used at other location


Detailed Design Submission – Must submit the following documentation: Architectural Drawings:

- Key plan noting kiosk placement

- Plan layout indicating all furniture and equipment to scale 1/20

- Elevation of all sides of kiosk. (External & internal). Scale 1/20

- Cross sections drawings through joinery units (scale 1/20)

- Full counter details showing junctions to joinery (scale 1/10)

- Material sample board (labeled and keyed to plan)

- Fully rendered design superimposed to site photo

- Detailed signage drawings along with sample of one letter.

- Sample of loose furniture (chair...etc)


- All drawings to be fully dimensioned and printed to measurable scale.


Electrical Drawings:


- Lighting Layout

- Small power layout

- Lighting and power electrical load schedule

- All relevant test certificates Mechanical and plumbing

- Mechanical and plumbing drawings will be required for Food Tenants

- All relevant test certificates Contractor

- The tenant must ensure that the works are being carried out by their fit-out contractor in accordance with the site constraints document, and site safety rules and previously agreed program and access constraints.

- The tenant is also responsible for ensuring that their contractors do not in any way compromise the life and building safety on site in executing their fit-out.







General Notes:


- All measurements and positions of service locations to be verified from site prior to construction

- Design of kiosk to comply with all current statutory requirements.

- All joinery works- exposed or concealed, store fittings/ fixtures and interior finishes should be Fire Rated to Civil Defence Regulations.

- Tenant to obtain all Local Authorities approval.

- All installation works to be carried out as per Mall stipulated timing and processes

- Installation shall be in ONE night after trading hours, and be ready for trading the next trading day at 10:00am.

- No fitting out works to take place until full set of detailed designs as per above are received and approved by Doha Festival City Mall Management.

- Contractor to fill a Job Request Form and submit it to Mall Operations for approval, 24 hours prior mobilizing to site.

- Sales person dress code to match the overall mall tenant dress requirements

- It is a DCD requirement that all Kiosks are equipped with a small Fire Extinguisher, fixed within easy reach. Either in a bracket or in a floor box. This also applies to promotional stands.

- All Kiosks/Carts must have a POS. It is not permitted to issue hand written receipts

7- KIOSK OPENING PROCESS
